THE AREA

We are about 5 miles from Clear Lake, IA, which is a beautiful resort town, very large lake, and something going on there every weekend in summer and fall.  Mason City has paved bike/walking paths all over the city, and even connects to Clear Lake, a tourist/vacation area with events every weekend. We have outdoor activities all year here.  If you like snowmobiling and skiing, and boating/hiking/biking in summer, this is the place for you!

Rochester, MN, home of Mayo Clinics and Hospitals, is 1-1/2 hours away, and Ames, IA, home of Iowa State University, is also 1-1/2 hours away, which has a veterinary college, with an ER.  Des Moines and Minneapolis have everything you could possibly want to see/do, and they are 2 hours away.  Mason City has a hospital and lots of clinics. Our school systems (we have public and a Catholic school) are excellent. 

We draw customers from not only our city, but from 5 surrounding counties, as well.

GENERAL BUILDING/REAL ESTATE INFORMATION:


Real estate:  1.5 acres, 2700 sq. ft. clinic building, 65,000 square feet of asphalt parking lot, newly built storage building behind the clinic, and enclosed area for dumpsters.  This is in a great location, right in the middle of the busiest intersection in town, where a lot of the big box stores and restaurants are.  Neighboring stores and restaurants: Target, TJ Maxx, Menards, Aldi grocery store, Discount Tire, Dairy Queen, Chik-Fil-A, Las Palmas, Applebees, Clear Lake Bank, and a new sushi restaurant coming in soon. Lots of visibility, with a large elevated, lighted sign on the busiest 4-lane with very high traffic counts.  


The building  has been completely remodeled inside and out, and the inside walls were put in with easy removal in mind for future remodels.  Includes new air conditioning/heating units,  with new siding, exterior painted, decorative exterior stone installed summer of 2020.  Parking lot was resurfaced in 2022.


The clinic has 1 large public bathroom and 2 staff bathrooms, a lunchroom with appliances and cabinets. 

There are 3 exam rooms, 2 that are pass-thru, along with a break area, office, lab/pharmacy, surgery prep, laundry area, and surgery room. In the back of the building is a large cat room and very large dog room. In the open room in back there is a closet, a water heater, and  presently an x-ray machine. There is a smaller isolation room with a laundry-type sink (currently a run and cages in there).  There is a very large restaurant sized walk-in cooler and freezer in the back, presently used for storage, but could become coolers again.
